Take any stress out of building your new home and let a professionally accredited builder complete your new home for you. Builder completion includes everything you need for your new home (please see the “Standard Inclusions” tab below for more info) and we can always customise the package to your unique needs.

Whether you don’t have the time or need a full builder contract for the bank, we can help you secure a fixed price contract for your home with a builder of your choice or maybe from one of the many builders that have previously worked with past clients.  Prices will vary depending upon your region or chosen inclusions so contact us for a general price guide.

SITEWORKS

  • Based on a site with a fall up to 400mm over building area
  • Construction to Terrain Category N3 (W41)
  • Structural engineer certification
  • Engineer designed footings (class A, S or M)
  • Site works (Provisional sum allowance $440)
  • Standard set-back 6.0m from front boundary
  • Full site clean and removal of builders debris

FEES

  • Council application fees (Provisional sum allowance)
  • Construction Insurance
  • 6 x sets of architectural plans for submission to council
  • Twenty-five metres of sewer
  • Six month maintenance period
  • Six year structural warranty

FRAME & FLOORING

  • Structural bearers, floor joists & columns, inc bracing
  • Pine frames to AS1684 specification
  • 22mm structural particleboard flooring
  • 19mm hardwood shot-edge decking to balconies

DOORS & WINDOWS

  • Front door – Hume Camden XC2 or equivalent with
  • Gainsborough Governor Lockset (If required)
  • Internal Doors – Humes Readicoat or equivalent
  • Horizontal sliding powder coated aluminum windows
  • Gainsborough, Whitehall or Lockwood door furniture

ELECTRICAL

  • Electrical Earth leakage system
  • Overhead or underground power to six metre setback
  • Two external lights
  • One light point per room or as per plan
  • One double power point/room & two extra to the kitchen/family
  • TV points and cable (2)
  • Phone points (1) (One from Telstra)
  • Smoke detectors (as per Australia Standards)

CLADDING / LINING

  • Choice of claddings – generally 6mm Hardie-flex with PVC joiner
  • Reflective foil sarking plus as per specified in energy assessment
  • 4.5mm Hardi-flex to soffits
  • 10mm plasterboard to walls and ceilings
  • FC sheeting to wet areas
  • 90mm cornice to ceilings and 55mm to robes and cupboards
  • 42mm architraves and 68mm skirting choice of profiles

STAIRS / HANDRAILS

  • Internal: Cover grade pine treads
  • Ladies waist handrails & square edge balusters (if required)
  • External: 3-tread stair set for entrance onto balcony
  • Powder coated aluminum handrails with vertical balusters

PAINT

  • (one colour each throughout, gloss doors)
  • All external painting
  • Internal Paint, 2 coat system to specification
  • Walls & Skirtings / Ceilings / Doors & Architraves

ROOF

  • Colorbond custom-orb roof sheeting, barge capping, flashings, gutters & stop-ends
  • Reflective foil sarking
  • Bulk insulation to comply with energy certification

ROBES

  • Linen cupboard or Built in robes as per plan.
  • Mesh shelving

KITCHEN

  • Laminated bench Tops with 180o post formed edges
  • Laminated doors with white melamine shelves
  • Pantry as shown on plan
  • Laminated overhead cupboards as per plan
  • “D” shaped cupboard handles
  • Stainless steel 1½ bowl sink with chrome mixer tap
